Before you buy

Once price is agreed, a token amount is paid to confirm the deal (typically PKR 5–10 Lacs). A bayana agreement is signed within 15–30 days with 20–25% of the price. The full transfer happens at the DHA or Bahria office once the remaining amount is paid. The entire process takes 4 to 8 weeks from agreement to possession.

Token is a small amount (PKR 1–5 Lacs) that signals intent and takes the property off the market temporarily. Bayana is a formal written agreement where the buyer pays 20–25% of the total price. If the buyer backs out after bayana, the bayana is forfeited. If the seller backs out, they return double the bayana. We advise on fair amounts for both parties.

A possession file means the plot has been physically allocated and you can begin construction immediately after transfer. A non-possession (balloting) file means you own the plot on paper but the physical allocation is pending — common in newer phases. Non-possession plots are cheaper but carry the risk of delayed possession. We make this distinction clear for every listing.
