DHA Phase 6: What the Market Is Doing in 2026

Prices in Phase 6 have moved more than most buyers realise in the past 12 months. Here is what the data actually says, block by block.

DHA Phase 6 is Lahore's most active real estate market. Prices have moved, sentiment has shifted, and the questions buyers are asking have changed. Here is what we are seeing from the ground in mid-2026.

Where Prices Actually Stand in 2026

As of mid-2026, residential plot prices in DHA Phase 6 sit roughly as follows. These are asking prices for ready, possession-available plots:

  • 5 Marla: PKR 1.8 to 3.2 Crore, depending on block and road width
  • 10 Marla: PKR 3.5 to 6 Crore, with significant spread between blocks
  • 1 Kanal: PKR 6.5 to 14 Crore, with premium blocks like B, C, and D at the top end

File prices, where possession has not been issued, run meaningfully lower and carry more risk. If you see a 1 Kanal plot listed at PKR 4 Crore in Phase 6, it is almost certainly a file.

Which Blocks Are Moving and Which Are Not

Not all of Phase 6 performs equally. Blocks B, C, D, and F are the most liquid. These are the blocks with mature development, tree cover, and strong social infrastructure. A plot in Block B sells faster and for more than the exact same size in Block T.

Blocks L, M, N, and O are the middle tier, still strong but with more negotiating room. The outer blocks (R, S, T, and beyond) are cheaper for a reason: longer drive times, less commercial activity, and fewer reputable schools in the immediate vicinity.

After 20 years in this market, the pattern is consistent: buyers pay a premium for convenience, not just location. A plot two minutes from a mosque, school, and grocery shop sells differently from an identical plot ten minutes from all three.

The Appreciation Story: 10–15% in 18 Months

Over the past 18 months, well-located plots in the core blocks of DHA Phase 6 Lahore have appreciated between 10 and 15 percent. This is not speculation: it is a function of supply scarcity. Phase 6 is fully balloted and developed. There are no new plots entering the market from DHA. Every seller is a current owner, which keeps supply tight and prices supported.

Compare this to newer phases like 9 or 10, where file prices can spike fast but also fall fast on sentiment. Phase 6's base is built on actual occupancy, which makes it stickier in downturns and steadier in upswings.

What Buyers Are Asking in 2026

The most common question we hear: has the ship sailed? The honest answer is no. The easy capital gains phase is behind us. Phase 6 is now a medium-term hold with reliable appreciation and genuine lifestyle value. If you are buying to live, it is arguably the best time. Prices have stabilised after the 2024 run-up. If you are buying purely to flip in 12 months, you are in the wrong phase.

Overseas Pakistani buyers are targeting Phase 6 for one reason above all others: brand security. When a buyer in Manchester or Dubai cannot visit, they want the safest name on their file. DHA Phase 6 is that name, backed by DHA's institutional transfer system and 20+ years of price history.

What to Watch in the Second Half of 2026

Two factors will shape Lahore real estate market prices in H2 2026. First, the State Bank of Pakistan's policy rate trajectory. Lower rates mean cheaper mortgages, which means more buyers entering the market with borrowed capital. Second, DHA's own decisions on Phase 7 extension and new commercial zones, which affect Phase 6's relative desirability.
