Al Kabir Town has the most affordable plots on Raiwind Road — and the most variation in quality between phases. Picking the wrong phase here is a costly mistake. Here is how to pick correctly.

Al Kabir Town is not one society with one NOC and one development timeline. It is a series of separately approved phases developed over many years, each with its own legal status. This is the single most important thing to understand before buying.

Phase 2 is where we start every Al Kabir Town conversation. The developer may show you documents — get confirmation directly from LDA. This one step protects you from the most common category of dispute in Al Kabir Town.

We have seen buyers purchase in Al Kabir extensions at attractive prices, only to discover months later that the NOC application was pending rather than granted. In some cases this resolved favourably — in others it created years of uncertainty. The few hours spent verifying with LDA directly is the best investment of time you can make before signing.

Decide on Phase 2 or Phase 3 first. Visit the site — see what is built around the specific plot. If it looks empty and undeveloped, it is likely an extension or newer phase requiring more caution.

Visit the Lahore Development Authority office on Johar Town Road. Bring the phase name, sector, and block reference. Ask specifically whether the NOC is granted, pending, or under revision. Get a written or stamped confirmation.

Check Possession on the Ground

Visit the physical plot. Is there a boundary pillar? Are neighbours' plots constructed? Is there road access? Possession on paper is not the same as physical possession with infrastructure.

Verify Seller's Documents

Original allotment letter from the developer. CNIC of allottee. Any transfer history stamped by the developer's office. Never buy from just a photocopy — see originals.

Transfer Through Developer's Office

All Al Kabir Town transfers must be processed through the developer's office. Do not skip this step. It is what makes the transfer legally binding. Pay transfer charges directly — not through a third party.
